Who is the developer behind 1428 Brickell?

The Residences at 1428 Brickell is developed by Ytech, the Miami real estate company founded and led by CEO Yamal Yidios, through the entity Ytech 1428 Brickell, LLC. Ytech assembled the design team (Arquitectonica as architect, ACPV Architects of Antonio Citterio and Patricia Viel for interiors) and hired Coastal Construction to build the 70-story tower.

I want to be direct about this because older articles on the internet, including a version of this page, credited other developers. That was wrong. The developer's own purchaser's guide names Ytech as developer and Ytech 1428 Brickell, LLC as the developer entity, and that is the entity on your purchase agreement.

What else has Ytech done on Brickell Avenue?

Ytech has concentrated on a short stretch of Brickell Avenue. It bought the roughly 1.1-acre 1428 Brickell site in 2017, and it also owns the historic Nolan House at 1548 Brickell Avenue, the Chateau Petit Douy at 1500 Brickell Avenue, which it acquired in 2022 to restore, and a development site at 75 SW 15th Road.

That tells you how the company thinks: it is building a position on the bay side of Brickell Avenue rather than chasing sites across the county. 1428 Brickell is its flagship, and a lot of the company's reputation rides on this one tower.

Where does construction stand?

The tower is past the point where most pre-construction projects stall. In September 2025, Coastal Construction completed a mat foundation pour of about 13,000 cubic yards of concrete and 2,700 tons of steel over 33 continuous hours, reported as the largest ever poured in Brickell. In November 2025 Ytech closed $565 million in construction financing, with J.P. Morgan as senior lender and Sculptor Real Estate as junior lender.

Delivery is currently estimated for 2028. Financing and a foundation in the ground do not guarantee a date, and I never tell a client they do. What they do is change the risk you are underwriting as a buyer, and that is what you should be asking about with any developer.

What should a buyer check about the developer before signing?

Three things, with any developer. First, the entity on the contract and who stands behind it. Second, where your deposits are held and what the escrow terms say; Florida law requires deposit protections, and the purchase agreement spells out when funds can be used for construction. Third, the deposit schedule against your own cash plan. At 1428 Brickell it is 5% at reservation, 5% at contract, 10% 90 days after contract, 10% at groundbreaking, 10% at top-off and 60% at closing, subject to change.

What are you buying at 1428 Brickell?

189 residences, every one facing Biscayne Bay, two to four bedrooms plus den from about 1,800 to 4,000 square feet, plus a Penthouse Collection from 4,000 to 10,000 square feet. Per the developer's September 2026 availability, residences currently offered run from $4.1 million to $8.79 million. Homes are delivered finished, the building carries about 80,000 square feet of amenities, and more than 500 photovoltaic glass panels on the west facade partially power it.
